The government have published guides advising home buyers and sellers on what to look out for when choosing their conveyancer, and on how to buy and sell a home. As in any walk of life, it pays to get multiple quotes from solicitors. You should ask to be told the full price upfront, and to check for any hidden extras and referral fees. You should also check any online reviews, and see if the fee is on a ‘no-sale/no fee’ basis, so that if someone pulls out you don’t get faced with a solicitor’s bill. In terms of when to instruct your solicitor, the sellers guide’ states that solicitors should be chosen shortly before the home is put on the market, or as soon as possible once it is up for sale to reduce delays. The Law Society president Christina Blacklaws said: ‘Having a common point of reference for consumers will help them successfully navigate what can often be a complicated and stressful process’.
